Wood-burning fireplaces: at least once a year, or after every cord burned. Gas fireplaces: every 2 years plus an annual safety check. NFPA 211 requires an inspection annually regardless of how often you use it.
A sweep physically cleans creosote and debris from the flue. An inspection (Level 1, 2, or 3) documents the condition of the liner, damper, crown, and clearances — usually with a camera scan and a written report your insurer will accept.

Yes. Standard home inspections do not open the flue or scan the liner. A WETT Level 2 catches cracked liners, creosote glazing, and structural defects that can cost $8,000–$18,000 to remediate. Book it during the conditional period.

Even light use deposits creosote and attracts nesting animals in the off-season. NFPA 211 requires an annual inspection regardless of use — creosote from just a handful of fires can ignite at flue temperatures above 250°C.
